What a swimming pool costs in Cape Town

In Cape Town in 2026, a standard fibreglass installation typically starts around R180 000 fully commissioned, and a custom concrete pool usually runs from R280 000 upward. The gap between those two numbers is not really about the pool — it is about how much of the work happens in a factory versus in your garden. What moves either figure on a specific property is ground, access and level: what is under the grass, how close a machine can get to it, and how far the garden falls away.

The two starting numbers, and what they mean

A fibreglass installation starts around R180 000 fully commissioned. That is a finished, swimming pool: the moulded shell, the excavation, the crane placement, the plumbing and equipment, and the water in and balanced. It is a starting figure because shells come in sizes, and a longer shell in a harder-to-reach garden is a different job from a compact one beside a driveway.

A custom concrete pool usually runs from R280 000 upward. Concrete is more because the pool is manufactured on your property rather than delivered to it — steel is tied to the shape of the hole, gunite is sprayed, the shell cures, the finish goes on and cures again. You are paying for weeks of skilled work on site instead of a factory-made object on a truck.

Both figures are starting points rather than averages, and that distinction matters when you are comparing quotes. A number that arrives before anyone has seen the property is a guess dressed as a price. Ours is fixed and itemised, but only after the site visit, because until then nobody knows what the excavator will hit.

What usually sits inside a pool price, and what usually does not

Inside the price, on a normal build: excavation and spoil removal, the shell itself, the plumbing runs, the filtration and pump equipment, the interior finish, the coping around the rim, commissioning, and the first balanced fill. On our quotes the building plans are prepared and submitted as part of the build rather than billed as a separate exercise you have to arrange yourself.

Outside the price, far more often than people expect: decking or paving beyond the coping, the safety barrier, landscaping and reinstatement of the garden the machines drove over, heating, automatic cleaners, covers, and lighting beyond a basic installation. None of those are unreasonable exclusions — they are genuinely separate decisions — but they are also where two quotes that look similar stop being comparable.

This is the single most useful thing to do with any pool quote, ours included: read the exclusions before the total. A cheaper number with the barrier, the decking and the plan submission left out is not a cheaper pool. It is the same pool with three invoices still to come.

What actually moves the number on a Cape Town site

Ground is first, and it changes more across this metro than almost anywhere. The West Coast strip through Table View, Bloubergstrand and Milnerton is deep windblown sand: fast and cheap to dig, but it will not hold a vertical face, so the sides of the excavation need support while work goes on, and in places a high summer water table means dewatering. The Southern Suburbs and the Constantia valley bring clay, decomposed granite and sometimes rock inside the dig — ground that stands up on its own but swells and shrinks through the year, which the shell has to be designed to sit calmly through. Much of the Atlantic Seaboard is rock on a slope, and rock is broken rather than dug, which is slower, noisier and a real line on the quote.

Access is second, and it is the one that surprises people. Everything has to reach the hole: an excavator, a truck, a gunite hose, or a crane carrying a rigid shell several metres long. A garden three metres below the street, a side passage narrower than a machine, overhead power lines on the lift path, a neighbour's mature oak directly above where the crane needs to sit — each of those changes the method, and changing the method changes the price. On a genuinely landlocked site the material sometimes has to be carried, and that is labour measured in days.

Level is third. A garden that falls away needs retaining, and retaining is structural work with its own engineering, its own materials and its own cost. It is also frequently what turns a pool into something better than a flat pool would have been — a raised edge, a spillover, a terrace at the low end — so it is worth pricing as an opportunity rather than only as a penalty.

After those three, the choices you actually control: size, depth, whether the finish is marbelite or full tiling, how much decking wraps around it, and whether there is a spa, a weir or a heat pump in the plan. Those are the levers to pull if the first quote lands above where you wanted it, and they are far more effective than shopping the same specification around for a smaller number.

The costs that arrive after the pool does

A pool is not a one-off purchase, and an honest cost page has to say so. The largest ongoing cost is electricity for the pump, which runs daily and is sized to turn over the volume of water you chose to build. That is the argument for not building a pool larger than the way you will use it: every extra cubic metre is filtered, heated and treated for as long as the pool exists.

Then chemicals and water. Cape Town has lived through serious water restrictions in recent memory, and pool owners felt them directly, so it is worth knowing that a covered pool loses dramatically less to evaporation than an open one through a Cape summer of wind and sun. A cover is one of the few pool purchases that pays for itself in more than one currency — water, chemicals and heat all at once.

Equipment is the third line. Pumps, filters and chlorinators are machinery and machinery wears, particularly on the hard water and salt air this city serves up. Our guarantee is ten years on the pool structure and one year on equipment and workmanship, backed by the manufacturer warranties on the pumps and filters, registered in writing at handover. Budgeting for eventual equipment replacement is normal ownership, not a fault in the build.

Why we will not price your pool over the phone

It would be easy to publish a table of package prices, and plenty of pages that rank for this question do. We have deliberately not, because on this terrain the same pool on two plots a kilometre apart can differ by a meaningful sum purely on what is under the grass and how a machine reaches it. A table would be a number we would then have to walk back, and walking back a number after you have already planned around it is worse than never quoting it.

The site visit is free and it is where the real answer comes from. We walk the garden, check access, soil and levels, tell you honestly what the site allows, and then price it — itemised, and held. If the honest answer is that your site is difficult and expensive, you will hear that on the day rather than in a variation order once the excavator is already in your garden.

What is the cheapest way to get a pool into a Cape Town garden?

Generally a standard-size fibreglass shell on a flat, open site with clear crane access, finished with a modest coping and no decking beyond it. That combination removes the three things that add most to a pool price: difficult ground, difficult access and level change. It only works if one of the moulded shapes genuinely suits the space, because the shells come in fixed sizes and no amount of wanting it to fit will make it.

Does a sloped garden make a pool more expensive?

Usually yes, because a garden that falls away needs retaining, and retaining is structural work with its own engineering and materials. It also tends to rule out a craned fibreglass shell and point towards concrete, which is the more expensive shell to begin with. Is decking and fencing included in a pool quote?

Not by default, on most quotes in this market including ours unless it is specified. Decking beyond the coping, the safety barrier, landscaping reinstatement, heating and covers are normally separate items. This is the main reason two quotes can look far apart and actually be the same job, so read the exclusions on any quote before you compare the totals.

Do I pay for the building plans separately?

Not with us. The drawings are prepared and submitted to the City of Cape Town on your behalf as part of the build, and the approval runs alongside the early site work rather than waiting at the end. Check this explicitly on any other quote you are comparing, because it is a genuine cost and it is not always inside the number you are shown.
